Water System
Water for your residence will come from wells on the property. A 4“ water line is run to your property line. The water has been tested and meets or exceeds the Wyoming Department of Environmental Quality and Lincoln County standards. An outside licensed technician will check the water system monthly.
Streets
The 2 1/2” thick asphalt streets on the property exceed the Lincoln County requirement standard of 2”. The streets in the sub division are 20 feet wide.
Utilities
All utilities, including power from Lower Valley Energy, and telephone and high-speed Internet lines from Silver Star, are run to your property line.
Irrigation
In addition to the well water system, your property has deeded rights to the co-op irrigation system. A water line for the irrigation runs to your property line. The irrigation water is usually available from June to October at a cost of $11 per acre per summer.
Horses
Horses are welcome. With a 5-acre lot you will have space for a barn and corral. Two horses for each fenced acre are allowed under the covenants.
Septic System
Each homeowner is responsible for the installation and maintance of their own septic system according to Lincoln County and the Buffalo Run covenances. The gravel sub-soil typically makes for a problem-free excavation.
Snow Removal
The property management will provide snow removal for the sub division streets until the home owner’s association takes over. The annual association fee includes the cost of snow removal.
Home Owner’s Association
After 7 of the 13 lots are sold, the Buffalo Run Homeowner’s Association will be formed and the Association will be responsible for the governing of the property according to the conversances.
